Subterranean termites are the type of termites we have in Fayetteville Georgia and most of the Southeastern United States, making our region one of the highest termite activity areas in the country.

What’s in YOUR Crawl Space? – Fayetteville Georgia Termite and Pest Control, Ennis Exterminating

Well . . . what IS in your crawl space?  If the answer is “I have no clue”,  “How do I get in my crawl space?” OR “Why would I go down there?” . . . you need to venture through small opening on the outside of your home every once in a while and face the spiderwebs, crickets, dust, dirt, snake skins and all the other things you might find down there just so you know what is going on and possibly take care of some maintenance items before they become major repairs.

Interior Termite Activity & Damage – Fayetteville GA Pest Control and Termite Protection

Close your eyes and visualize this scenario . . . well, I guess you can’t really close your eyes AND read at the same time.   Imagine walking into the home you just purchased carrying the last box of your stuff in from the moving truck.  The house isn’t perfect, but you got a great value when you bought it . . . knowing that your sweat equity would pay off in the long run when you get ready to sell it.

Could YOU Be Bringing in More Than You Bargain For On Your Firewood? – Fayetteville GA Pest Control and Termite Protection

Is it possible that you are bringing in more than you planned on when you picked that damp firewood off the ground outside and carried it into your garage or basement?  Its June right now, and the temperatures in our area are high 90s, so thinking about firewood is not really on a lot of people’s radar.  The fact is, many people actually bring firewood into their garage or basement at this time of year to dry out in preparation for cold weather, when sitting under a cozy blanket next to the calming flashes of warm fireplace is appealing again.  I know I enjoy the warm glow of a fire when the time of year is right.

Strange things can happen when you bring firewood inside!  Watch this short video to see what happened in THIS home when they brought firewood into their garage.

I am guilty, too!  I bring firewood into my house on a daily basis during winter because I heat my house primarily with a wood burning stove, AFTER thoroughly inspecting my firewood (especially for termites).  Bringing firewood in isn’t the problem, but storing firewood inside can be a BIG problem.  Firewood can have stink bugs, ants, roaches, spiders, beetles and even YELLOW JACKETS, hunkered down under the bark for a sheltered place to over-winter until warmer weather returns.  Yellow jackets are actually the biggest problem I personally have in my home with firewood because they are hibernating in the wood pile, but will “wake up” when brought into the house and buzz around the house until they stop long enough for me to swat them.

To prepare your firewood to be dry when you need it, simply stack the wood OFF the ground and UNDER a tarp or other shelter, OUTSIDE!  I go to the nearest industrial center and get few pallets headed for the trash pile to stack my firewood on.  After proper storage, inspect each load for pests that will shake off onto your hearth BEFORE you bring it in, and go straight to the fire with the firewood instead of storing it inside.

Do Termites Infest Concrete Buildings? – Fayetteville GA Pest Control and Termite Protection

Imagine sitting at the kitchen table, reading the daily news (or latest social media grievances), enjoying a hot . . . fresh cup of coffee.  For some reason you glance away from your iPad and out of the corner of your eye you see a little pile of Georgia red clay on top of your carpet . . . out of place.  What do you do?  Well, you clean it up of course – BUT it returns!  The next time you walk into the room you see that same little pile of dirt and think someone in your house is playing a dirty trick on you.

Termite Letter FAQs and Facts – Fayetteville GA Pest Control and Termite Protection

Here at Ennis Exterminating, we have a licensed real estate agent on our staff who knows the timelines and processes of real estate transactions and will make sure you have the information you need if a termite letter is required when it comes time to sell your current home or buy a new home.

What exactly is a “TERMITE LETTER”?  The official name for a termite letter in Georgia is OFFICIAL GEORGIA WOOD INFESTATION INSPECTION REPORT, and it addresses more than just termites.  The main purpose of a termite letter is for mortgage companies to make sure they aren’t loaning money against a home that has an active infestation of any of the following wood destroying organisms: Subterranean Termites, Powder Post Beetles, Wood Boring Beetles, Dry Wood Termites and/or Wood Decaying Fungi (Not Molds and Mildews).

Who needs a termite letter?  If you are like most people, you may think there is a law requiring all residential real estate transactions to have a termite letter issued before closing.  The truth is, you only need a termite letter if the mortgage company for the Buyer of a home (whether its you buying a home or another buyer purchasing your home) requires a termite letter in order to close.  There are some transactions where the mortgage company does NOT require a termite letter.

If you are SELLING your home and no one asks you for a termite letter . . . you don’t need to spend the money on a termite letter.  It is STILL a good idea to have your home inspected by the termite authority in your area before putting your home on the market so you can avoid any last minute surprises before closing.

If you are BUYING a home and your mortgage company or real estate agent says you need a termite letter . . . we suggest you hire your own termite company to inspect the home for YOU and not simply use the termite company the Seller wants to use.  The Seller is probably an honest person who isn’t trying to hide anything from you, but the termite company they hire works for THEM, not YOU.

If you are BUYING a home and you are NOT required to have a termite letter . . . don’t get a termite letter, but DO get an inspection.  Even if you don’t need a termite letter, having the home you are thinking of buying inspected by the authority on termites in your area is very important.  You don’t want to buy a home and find out it has a major termite infestation that could have been taken care of before you committed to a 15 or 30 year mortgage.

When do you need to request a termite letter if you DO need one?  Call as soon as you know you need a termite letter to get the inspection scheduled.  DON’T WAIT UNTIL THE LAST MINUTE BEFORE CLOSING!  If you are a Buyer, ask your lender if you are going to need a termite letter before you even start looking at homes and be ready to call for your inspection as soon as you have a contract.  Some termite companies require TWO WEEKS notice in order to inspect and issue a termite letter.  Here at Ennis Exterminating, if there are not any active termites found during our inspection, we can usually issue a termite letter in 24 – 48 hours . . . sometimes less!

How long is a termite letter good?  A termite letter (or Official Georgia Wood Infestation Inspection Report) can only be issued within 30 days of your real estate closing.  If your closing gets postponed, and your new closing date is more than 30 days after the termite letter was originally issued, you will need to request your termite company to reissue the letter for your new closing date.  Depending on the circumstances, some companies may charge a small fee for re-inspection or re-issuing the termite letter for the new closing date.
